Landlord Services

Option 1 – Full Property Management

This is the preferred service level of the majority of our landlords, many of whom are overseas or simply do not want to have any involvement in the letting and management process. Once the property is let, we have a dedicated team for the landlord and tenant to assist in the smooth running for the duration of the tenancy.

Service includes:

  • Initial rental assessment
  • All marketing and advertising
  • Accompanied viewings in courtesy cars
  • Full referencing of all tenants (and guarantors)
  • Collection of the tenants security deposit (equivalent to one and a half months rent) 2 months if the tenant has pets
  • Luff Associates will hold the security deposit as stakeholder and register the deposit with the Tenancy Deposit Scheme
  • Obtaining the first months advance rent
  • Arrangement of independent inventories
  • Organisation of electrical and gas safety inspections
  • Rent receipt and remittance to landlords account via BACS
  • Arrangement of Inventory check in and check out reports
  • Visit the property every six months
  • Advise utility companies of all meter readings and register them in the tenants names
  • Arranging maintenance repairs and estimates where appropriate
  • Deposit reconciliation

Option 2 – Letting and Rent Collection

This service level is ideally suited for a landlord who lives near to the rental property and is happy to liaise with the tenant directly on all maintenance issues. Luff Associates are happy to advise you during the course of the tenancy, if required.

Service includes:

  • Initial rental assessment
  • All marketing and advertising
  • Accompanied viewings in courtesy cars
  • Full referencing of all tenants (and guarantors)
  • Collection of the tenants security deposit (equivalent to one and half months rent) 2 months if the tenant has pets
  • Luff Associates will hold the security deposit as stakeholder and register the deposit with the Tenancy Deposit Scheme

Option 3 – Tenant Find Service

This level of service is suitable for the landlord who requires the professional service of an Agent to advertise and let the property. This service is not recommended for the busy individual who is not experienced in property management or familiar with tenancy law. It is not available for overseas landlords.

  • Full referencing of all tenants
  • Collection of the tenants security deposit (equivalent to one and a half months rent)

  • Obtain the first months advance rent

  • Rent receipt and remittance to landlords account via BACS (only on first months rent)
  • Arrangement of Inventory check in and check out reports (if required)
