Tenancy Set up fee –£850.00 at the commencement of the tenancy.

• Marketing and advertising the property online and in print
• Accompanied tenant viewings
• Vetting applicants
• Negotiating the rent and terms of rental
• Carrying out Right to Rent checks
• Full tenant referencing and credit checking, as well as validating identification
• Preparing the tenancy agreement and relevant paperwork
• Registering the deposit with TDS, plus sending prescribed information and deposit certificate
• Organising and managing independent inventory and check in/out
• Organising gas and electric safety checks, legionnaires risk assessment, and Energy Performance Certificate
• Paying the funds to landlord’s bank and raising statement
• Advising utility companies of change of tenancy – for managed properties
• Annual return submission to HMRC
• Submitting overseas tax to HMRC
